- Are Commercial or multi-family properties with high cap rates
- Have excellent property management available
- Are usually located in areas with no more than a 5% - 10% average vacancy rate
- Have great cash flow so you don't have to rely on speculative appreciation that may or may not happen!
There are a few things that will make the process of acquiring a great income property easier. It's best if you:
- It is best if you are able to put down up to 20% of the purchase price
- Are aware that you may have vacancies
- Are aware that at times you may have fix up costs incurred
- Have 6 months reserves to cover your mortgage.
- Do your own due dilligence on the area and on the Property Management.
